Overview:
Pioneer Courtyard is a new retail strip center development located at 688 Pioneer Parkway (NEQ of Pioneer at Carrier Parkway) in Grand Prairie, Texas. Phase I of the project consists of 2 buildings totaling approximately 24,716 SF of retail space. Phase II is available as a pad site or as a future development of another retail building up to approximately 10,500 SF. The buildings are designed with shallow bay depths to allow for maximum frontage and visibility for all types of retail uses including restaurant, general retail and community services.

Grand Prairie is a community with a population of approximately 155,600 of which just over 40% are of Hispanic ethnicity. Grand Prairie is conveniently located between the cities of Dallas and Fort Worth and is easily accessible by Interstate 30 on the north side and Interstate 20 on the south and is home to the Great Southwest business park. Great Southwest offers employment opportunities to many of the area residents and features facilities for several global companies including Lockheed Martin, Vought Aircraft, and Solo Cups. The Pioneer Parkway corridor is an alternate east-west thoroughfare through the southern Grand Prairie area connecting to State Highway 360 to the west and has estimated traffic count of 26,000 + vpd. Pioneer Parkway thrives as a viable retail corridor serving several residential subdivisions and features such retailers as CVS, Walgreens, Payless Shoes, Dollar Tree, Kroger’s grocery, O’Reilly’s Auto parts, AutoZone as well as several national restaurant chains.
